These Terms & Conditions govern your use of the Manortha Sakoon EOI Portal and the EOI registration process for the Manortha Sakoon plotted development project at Dholera SIR, Gujarat.

1. EOI Registration

By submitting an EOI, you acknowledge that: (a) The EOI fee of ₹5,499 is a priority reservation token, not a final booking amount; (b) This EOI does not constitute a legally binding agreement for purchase; (c) Plot allotment is subject to availability at the time of formal booking; (d) Final pricing, plot location, and terms will be confirmed at the time of booking.

2. Refund Policy

The EOI amount of ₹5,499 is 100% refundable if you decide not to proceed before booking confirmation. Refund requests must be submitted in writing to info@manortha.com. Refunds are processed within 7–10 working days to the original payment source.

3. Project Information

All project details, images, floor plans, and specifications shown on this portal are indicative and subject to change. Final project details will be shared through official booking documentation.

4. RERA & Regulatory Compliance

This project falls outside the RERA planning area as per Gujarat Government circular. It is governed under DSIRDA (Dholera Special Investment Region Development Authority) and the Gujarat SIR Act 2009. Prospective buyers are advised to conduct their own due diligence.

5. Investor Representations

By submitting an EOI, you represent that: (a) You are above 18 years of age; (b) The funds used are from legitimate sources; (c) You understand this is a real estate investment involving market risks; (d) You have not relied solely on this portal's content for your investment decision.

6. Limitation of Liability

Manortha Realty Pvt. Ltd. shall not be liable for any indirect, incidental, or consequential damages arising from use of this portal or the investment decision.

7. Governing Law

These terms are governed by the laws of Gujarat, India. Disputes shall be subject to the exclusive jurisdiction of courts in Ahmedabad, Gujarat.
